To help you have a smooth and efficient scheduling experience there are some important things for you to know. This article is to help you feel confident about moving forward with booking your home inspection. We look forward to serving you and helping you meet your inspection needs.
Seven Things to Know for Booking Your Home Inspection
Is the Property Under Contract? It is important that an inspection is under contract when it is booked. The spot is reserved and the automation of our system begins communications with buyers, buyers’ agent, and seller’s agent. There have been times people have booked inspections and the seller’s agent reaches out to inform of that the home is not under contract. That can create some awkward exchanges.
What is the Address? The address is important to have because it informs our software if the inspection slot is accessible in a reasonable time period from previous inspections. It also helps us know which inspector should go and if there may be some additional fees for travel.
What is the square footage? The square footage of the home helps us know how many inspectors are needed as well as the amount of time needed. This information helps us give more accurate info on fees and time.
When does the inspection need to happen? Inspections are often time-sensitive. If there is a specific date this needs to happen for the agent, the sellers, or the buyers it is important to let the inspection company know that at the time of scheduling. Last-minute changes are problematic and impact the pay of the inspector and our company’s economics.
Who is the buyer’s agent? Because of the importance of communication in this industry we need the buyer’s agent’s name, phone number, and email. This helps us confirm information with the agent and send the reports to the buyer’s agent after the inspection.
Who is the seller’s agent? The seller’s agent info is important because it reinforces the communications that the buyer’s agent is doing. It also helps us contact the listing agent if there are any issues during the inspection. While it is often true that their signage is in the yard, that is not always true. We do ask that we get the listing agent’s name, email, and phone number so appropriate communication can be made to help the transaction continue to move forward in a smooth fashion.
What services are needed besides the inspection? In addition to home inspections, many inspection companies also provide termite inspections, sewer scopes, radon testing, and mold testing. With Home Partners Inspections, if you bundle three or more services there is a bundle discount. If further understanding about this services is needed tel: 913-390-3376.
The Options for Booking Home Inspections
Our goal is to make it easy for our clients and agents to schedule an inspection. The most convenient way to schedule is through an online scheduling page. For our company it is HomePartnersKC.com/schedule. A client or agent can fill out the information on their phone or computer and schedule the inspection 24/7.
Inspections can also be scheduled by calling the office. Our office number is 913-390-3376. If you have any questions our team will answer them to the best of their abilities or get an answer to you as soon as they can find out the information you need.
The Importance of Communication
A client and an agent have information flying by them in this entire home buying process. We understand it gets busy and it is difficult to keep track of things in that busy process. Our desire is to over-communicate and not under-communicate with regard to the inspection. We will send emails when the inspection is scheduled as well as reminder emails 24 hours ahead of the inspection time. You will have a link to click on that will let you sign the inspection agreement (more to come on this) and pay online. We also utilize texting to help communicate with clients, buyers’ agents, and sellers’ agents. It is important to us that every party involved in the transaction hears from us.
After the inspection, we will send notifications of the completed reports to the client and their agent. Our company will not continue to spam you after the inspection. We also will not sell your data or allow other people to mine your data for selling our clients a product or service. This is important for clients and agents to understand.
Confidentiality about Home Inspection Data
One thing that is a critical concern in the inspection industry is the protection of client and agent data. The “big tech” companies have been buying up players in the inspection space. Our company left one specific service provider because they were bought out by a tech company that wanted to grab the clients’ reports and create an opportunity for their vendors to solicit our clients for plumbing, roofing, HVAC, and any other repair that may be found in an inspection.
At HPI, we believe that relationships are important. Agents have relationships with people they know are competent and trust are skilled. When an outside source starts pitching services because a software company an inspector uses lets them mine the data, that is not great customer service. That creates challenges as the client and their agent continue to navigate the transactions.
Ask your company who has access to their data and if the software vendors they work with protect the data or give it out. Several key players are entering the inspection space like Zillow has entered the real estate space. I would encourage you to be aware that a lot of tech companies would love to get the data on the inspection reports so they can market to homeowners.
